AIM 2026: Transparency Sells: Using All-In Pricing to Stand Out in a Crowded Market

Fee transparency may have started as a compliance mandate, but it is quickly becoming a competitive advantage. This AIM 2026 session explored how all-in pricing can build renter trust, generate more qualified prospects, improve conversion, and prepare operators for a rapidly changing regulatory environment.

HJW26309-1Transparency Sells: Using All-In Pricing to Stand Out in a Crowded Market

Moderated by Allison Nesbitt, Vice President of Solutions and National Sales at Zumper, the panel featured Ryan Perez of Capital Square Living, Jessica Romero of RangeWater Real Estate, and Jay Harris of Hudson Cook. Their central message was that consumer expectations around pricing have changed: renters increasingly expect the same upfront clarity they receive when booking hotels, flights, and other purchases.

Harris distinguished fee transparency from all-in pricing. Transparency requires operators to clearly describe mandatory fees, who receives them, what they cover, and whether they're avoidable or refundable. All-in pricing goes further by displaying the actual monthly cost—base rent plus mandatory fees—early in the shopping journey rather than revealing additional charges during application or quoting.

Regulation is accelerating the transition, particularly at the state and local levels. But Harris cautioned operators against waiting until they're legally required to act. Implementing transparency across a portfolio requires significant preparation: categorizing fees, cleaning PMS data, coordinating website and ILS partners, reviewing disclosures, and aligning legal, marketing, training, technology, and operations. RangeWater spent much of 2025 preparing before launching in Q4.

The business case may be even more compelling. Zumper reported that listings fully disclosing fees generated 178% more leads and 253% more tours than listings that did not. Additionally, 47% of renters using Zumper's cost calculator converted to a lead, while 95% of surveyed renters said upfront fee transparency influences their decision.

RangeWater experienced an initial decline in leads after implementing transparency, but tours remained relatively stable and conversion improved. The explanation: prospects were self-qualifying earlier, reducing low-quality traffic and giving leasing teams more qualified opportunities to work.

Ultimately, transparency needs to extend across the entire renter journey—from ILSs and paid media to property websites, AI search, quoting, and renewals.

Key Takeaways

  • Don't wait for regulation. Consumer expectations are already moving toward upfront total pricing.
  • Understand transparency versus all-in pricing. Disclosure explains fees; all-in pricing shows what the renter will actually pay.
  • Expect implementation to be cross-functional. Legal, marketing, operations, training, technology, revenue management, and vendors all need alignment.
  • Fewer leads may be healthier. Self-qualification can improve lead quality and reduce wasted leasing effort.
  • Make pricing machine-readable. Clear website content can improve visibility in AI and ILS searches; PDFs alone are no longer sufficient.
  • Start early. Cleaning fee structures and PMS data takes time, but operators that begin before mandates arrive can turn compliance into a marketing advantage.
