AIM 2026: The Multifamily AEO Visibility Index - Where Do You Stand?

Renters aren't just searching for apartments anymore—they're asking AI where they should live, what they can afford, and which communities best fit their lives. This AIM 2026 session explored the shift from search engine optimization (SEO) to answer engine optimization (AEO), and what multifamily marketers need to do now to ensure their communities remain part of the answer.

HJW10668-1The Multifamily AEO Visibility Index - Where Do You Stand?

Matthew Woods, CEO of Apartment List, was joined by Kyra Lambo, VP of Marketing at EQR, and Harrison MacLean of Profound to examine how AI is rewriting apartment discovery. Woods described the shift as multifamily's “BlackBerry moment”: the industry can treat AI search as an incremental change or recognize that the rules of discovery are being rewritten.

The fundamental distinction is that SEO is about being found; AEO is about being understood. Instead of presenting renters with links, AI agents search multiple sources, interpret information, and generate individualized answers. That means an AI agent may increasingly determine which properties a renter considers before the renter ever visits a property website.

Apartment List and Profound analyzed 22,000 rental-related prompts across 50 operators and four major LLMs. The research showed that renter conversations extend well beyond “apartments for rent.” Affordability and payments frequently surfaced before apartment search itself, creating opportunities for operators to publish content addressing the broader questions renters actually ask.

Improving visibility begins with strong fundamentals: detailed FAQs, structured property data, complete listing feeds, descriptive website content, Google Business Profiles, consistent name/address/phone information, reviews, and fresh content. Importantly, each AI model consumes information differently, so there is no single optimization formula.

Equity Residential is already measuring AI visibility portfolio-wide and prioritizing communities with both lower occupancy and lower AI visibility. Lambo emphasized that AEO isn't replacing SEO, SEM, or ILSs today; it is about future-proofing demand generation as renter behavior changes.

Key Takeaways

  • SEO isn't dead. Strong SEO fundamentals provide an important foundation for AEO.
  • Write for questions, not just keywords. FAQs and natural-language content should mirror how renters actually communicate with AI.
  • Be extremely specific. Replace “near transit” with distances, station names, routes, commute information, and other concrete details.
  • Keep content fresh. AI citation data shows a bias toward recently published or updated information.
  • Build authority across sources. Property websites, ILSs, reviews, blogs, social platforms, and third-party mentions collectively help AI establish credibility.
  • Start measuring now. AI-generated leads may still be small, but operators that experiment, measure citation visibility, and iterate today will be better positioned as AI discovery scales.
